You will probably have heard that Florida has been one of the worst hit states by the foreclosure, and the abundance of cheap properties this presents. However, many if not most foreclosures will need some work in order to make them liveable/rentable, and not everyone wants that. Thank fully the volume of foreclosure properties in Florida selling at their low prices has pulled down prices across the market, and you will currently find cheap property for sale in Florida to be the norm on the open market as well.
Obviously foreclosure properties are always going to be the cheapest, as they have to be, but as we know that being cheap is not necessarily the same as being a bargain, the fact that you can search for bargains across the entire Florida property market is certainly an advantage.
Obviously, Florida being in the US it is a lot easier to buy in Florida than say Mongolia, but there are still some things to bear in mind.
Community Fees:
In Florida, particularly in popular places like Orlando and Fort Myers, Condos are the popular choice, and by definition a condominium will come with community fees payable. These are usually very reasonable, but still should be factored into any calculations as to the viability of a purchase or investment.
Zoned Rentals:
In Florida rentals are zoned between residential and holiday (long-term and short-term), so investors must be aware of what their rental plans are to ensure they buy in the right zone. However, there are some dual-zones which are very popular.
