Azure Overseas' Berlin Property Breaks the MouldThe Berlin property market is a safe one to make a property investment, and excellently poised to make strong long-term gains, according to Frank Crowley, managing director of overseas property specialists Azure Overseas.
Earlier this year overseas property expert Liam Bailey commented on how the credit-crunch, by making more Europeans holiday closer to home, could bring the possibility of impressive rental yields in Germany, which is not very common presently.
High rental yields in Berlin are not common because more Berliners rent their homes than own, most rentals are residential and this forces the government to impose strict controls on rent rises. This is because of the low number of Berliners who own their own home. However, high rental yields are not impossible in Berlin, especially in areas where short-term rentals are more common.
Azure Overseas are currently advertising one such property; apartments in Schoneberg. The apartments are part of several houses, mostly four storeys. The buildings comprise of studio-3 bedroom apartments priced from £48,750 and ranging in size from 36sqm to 88sqm. The apartments come with a 10 year rental guarantee of between 4.6% and 10%, depending on which size apartment is purchased.
The building, located in Schoneberg is very accessible, being close to U-Bahn and S-Bahn links as well as various bus routes. A beautiful park is a short walk from the buildings to the north.
