It is ironic that the same sluggish stability that left Germany at the bottom of the pile during the recent boom is now propelling it to the top of the same pile. But that is exactly what has and is happening.
Both Moneycorp and Rightmove have recorded exceptional growth in interest for German property, with the latter saying that searches in July this year were 32% higher than in July 2008.
German property prices haven't fallen drastically, and that is largely because they have never grown drastically, put another way the German property market never had a boom and so now it isn't having a bust either.
Thus two main factors are driving a new wave of interest in property in Germany:
1: After watching property prices fall dramatically around the world, including in many investment hotspots that were going to "beat the crunch" today's investor -- from the casual to the professional -- is weighing reliable rental income far higher than potential capital growth. German rental yields may not be spectacular (anything higher than 6% rare), but they are certainly reliable*
2: This demolition of global property prices also made investors risk averse. Germany's decades long stability is about as safe as it gets.
In fact, you can research and go into a German buy to let much the same as that of the UK, but for a fraction of the cost -- Berlin is offering fantastic value right now.
*German home ownership is less than 50%, and because of this the government controls rental rates. This keeps rental yields from being "exceptional" but does make them reliable.
