There are currently some excellent investment opportunities for investors in the UK, rental properties are more and more in demand as well as property is for sale at much lower prices than the heights of 2007.
In contrast investment opportunities are in plentlyful supply overseas, consider that you can now buy in the two most established overseas property markets of Spain and Florida for less than half of what you would have paid in these locations 5 years ago.
You can buy property in Spain for as little as £50,000 for a 2 bed apartment. America also has some excellent opportunities with property in Orlando Florida starting from around £15,000 and property in Detroit from around £25,000 for a 3 bed house with a sitting tenant generating a guaranteed rental yield of around 14%pa.
Purchased from these low base levels must be seen as a positive whether you choice home or overseas. If you take any reasonable timescale say over 10 years, property has had its peaks and troughs but the overall trend has always been on an upward basis. As property in the UK and Overseas inevitably recovers then it is predicted buying in either the UK or the established areas of Spain and America will prove a wise decision in years to come.
Research is the key and whilst many will of course use the internet it is always worth finding an agent who can assist you. A good agent will “fact find” what your requirements are, budget, location and of course what you what the property to do for you.
You should also be mindful of not only the established markets but also those that are up and coming. Whilst this may be considered to carry more risk it could also carry the maximum reward and you therefore need to balance this “risk v reward” scenario” in your decision making process.
When looking at overseas property investments opportunities consider factors such as “how easy is the country to get to” in terms of flights and “what is the rental potential”. Also “is the country showing a consistent level of tourism to sustain rental returns and capital growth potential.
The hotspots at the moment for investment properties are Turkey, Egypt and Thailand. The Turkish government recently changed their rule of who can buy properties in their country and now allow those from the Middle East and Russia to do so. As a result investors are piling in from these countries particularly in areas such as Istanbul and on the coast on the Bodrum Peninsula.
Egypt of course has had its troubles in recent time but with the new appointment of a democratic government the future looks positive. Property in Egypt is a good choice when you take account of the fact that the country offers year round sunshine as well as very low entry level investment amounts required. Let’s face it where in the world can you buy a property that offers 52 weeks of the year sunshine (therefore 52 weeks rental potential for as little as £7,000.
Thailand is another exciting choice with investment condos starting from around just £16,000. Property in Pattaya is very much in demand right now with tourism remaining unaffected by global recession.
Then we come back to the UK – investment properties in the UK major cities such as London and Birmingham offer great investment potential for the “buy-to-let” investor.
In answer then to the original question - well there is not right or wrong answer. Any experienced investor will tell you by having a diverse portfolio will reduce the risk within that portfolio. So whether buying home or away or a combination of both there are plenty of investment property opportunities waiting to be snapped up.
