Property in Bodrum
The seaside town of Bodrum, with its white-washed villas
and splashes of pink bougainvillaea, is one of the most beautiful and
sophisticated resorts on the Turkish Riviera. Home to one of the Seven
Wonders of the World, the Mausoleum of Halicarnassus, the town's large
double harbour is guarded by the picturesque Castle of St John, which
now houses a fascinating museum.
A popular starting point for lazy coastal cruises,
the long waterfront promenade is lined with restaurants, bars and cafes,
where you can sit on summer evenings and watch the world stroll by.
In the narrow streets of the old town shops sell excellent value leather
goods, fabrics and jewellery, while a colourful and lively weekly market
is the place to buy fresh fruit and vegetables. Bodrum boasts excellent
medical facilities, with a number of modern private health-centres and
hospitals staffed by English-speaking doctors, should the need arise.
The town is 30 minutes drive from Bodrum international airport and the
Greek island of Kos is just an hour's ferry ride away.
Beyond the town itself, the Bodrum peninsula is ringed
by quieter seaside resorts set in a peaceful landscape of olive orchards
and citrus groves. The pace of life is slow in Bitez, with it's long
beach backed by orchards, and in unspoilt Gumusluk, with its relaxed
quayside fish restaurants. Turgut Reis and Yalikavak have yacht marinas
under construction and peaceful Turkbuku is favoured as a holiday retreat
by wealthy Turkish families and foreign property buyers in- the-know
Property in Altinkum
Altinkum means “Golden Sand” and with its three main
beaches which gently shelve into turquoise blue Aegean, you will soon
realize how the resort got its name. Beach life is excellent in Altinkum
, there are water sports available. Sunbeds and umbrellas are available
to rent until sunset at the same time you will be able to get cold drinks
and food served from the nearby restaurants.
Altinkum is situated on the west Aegean coast of Turkey.
Located only about 1 hour from Kusadasi, 1.5 hours from Bodrum and 1.5
hours from Izmir which is the third largest city in Turkey.
A few minutes outside Altinkum is Didim (Didyma) where
the ruins of the famous Apollo Temple are found. This temple's porch
originally held 120 columns and Apollo's twin sister, Artemis, also
had 120 columns in her temple near Ephesus. Ancient Didyma was not a
town, but the home of a god and his priest. In the temple grounds are
fragments of its rich decoration including a striking head of Medusa
(she of the hair of snakes).
Altinkum offers some of the most affordable investment property in the
whole of Turkey.
Two years ago, we were selling brand new 2-bedroom
apartments for £20,000. Today, we are selling similar apartments for
between £30,000 to £40,000.
Two years ago we were selling three bedroom villas for £50,000. Today,
similar properties are fetching £80,000 to £120,000.
Investment in property has long been seen as the safest long term option

Read the following carefully and you could be on the road to making
your money work better for you.
- The Turkish building industry itself is well regulated – everything
is built to proper Turkish building regulation standards. All building
projects are regularly inspected by independent government surveyors
and a paperwork trail is in place to police this. Make sure that your
agent can verify the trail on your chosen property.
- You have a wide choice of off plan properties in and around Altinkum
and many builders prefer to start their projects so you can physically
walk around them.
- Be realistic with your budget. Two years ago 2-bedroom apartments
were selling for £20,000. Today properties in that price range tend
to be smaller studio or 1 bedroom type apartments.
- Understand what it is that makes prices increase – the cost of land,
the cost of building, and market demands. Altinkum is growing at a
fast pace, and much of the available land around the main beach resort
has now been developed. As a result, with a larger demand for properties
in that area, both the land prices have increased and accordingly
the price of the finished apartments. Around Dolphin Square, for example,
2-bedroom apartments have risen to around the £40,000 mark – over
35% up on two years ago.
- As the build quality of the properties has improved due to market
demands, then so have build costs. The basic, uninsulated, single
glazed, unadorned and to be quite frank cheap buildings of before
are now being replaced by insulated, double glazed, aesthetically
pleasing properties with all the trimmings. This has inevitable consequences
on the final price of a house.
If you add to the mixture as well that the main town
of Didim and the huge amount of investment in infrastructure that the
local council is carrying out, then you know you are hedging a good
bet. Traditionally Didim was the forgotten area of Altinkum - it is
this part that tended to feed the holiday resort during the summer,
opening up only on Saturdays for the big weekly market. Today its busy
streets jostle with both Turkish and British residents all year round.
The town’s main boulevard has been landscaped and planted
to add definition and depth to the principal road down to the beach.
What was once nothing more than a long and straight earth packed race
track, is now a long, rambling thoroughfare with shady trees and ample
pedestrian walkways – giving Barcelona’s Las Ramblas a real run for
its money!
